We’re looking for an experienced, high-calibre Senior Asset Manager to join our Stockholm-based team. You’ll be part of a young, dynamic team, working alongside colleagues from all over the world. You will report to our Regional Director Nordics, as we build and consolidate our position as the market leader in last mile real estate. As Senior Asset Manager, you will execute our asset management strategy including lease and property management. You will be expected to lead the local team and drive the management of our premium asset portfolio while making great connections and building our local and national relationships.

What you’ll do

  • Implement a sustainable asset management strategy for existing and future assets driven by effective lease management. You can identify the best way to optimize each asset, creating diversified plans.
  • Lead a team of 2-3 people, being responsible for the day-to-day business.
  • Challenge and put forward a recommendation for the annual property management budget for each asset as the initial part of the overall business plan to the Head of SP&A (Strategy, Planning & Analysis).
  • Evaluate property and review financial projections.
  • Underwrite all asset management reports.
  • Approve commercial terms of leases and be responsible for converting these commercial terms into contractual leases.
  • Track the risk criteria for each asset, spot red flags and inform the management team of any warning signals.
  • Deliver insights through market intelligence.
  • Look for and exploit opportunities to add value in our portfolio and asset management performance.
  • Manage all lettings, renewals, lease surrenders and associated capital expenditures.
  • Integrate remodelling, redevelopments and extensions into the business plan. You’ll work with the development and finance teams to control and monitor this as part of the business plan.
  • Build and maintain warm and productive direct relationships with occupiers.
  • Build a great network of regional and national consultants and colleagues.
  • Select and manage outsourced expertise.

What you’ll bring

  • At least 7 years’ relevant real estate experience, Experience in logistics and light industrial is particularly relevant, but you can also bring what you’ve learned from working with retail or other asset classes. You can demonstrate how and where you’ve added value.
  • Your team attitude. We need a highly-motivated self-starter who will own their portfolio and be ready to move fast.
  • Knowledge of the last mile real estate realm. You’ll understand the market and tenants and be able to spot and act on opportunities.
  • Experience in leading people is a plus.
  • You have the ability to proactively seek more efficient ways to work.
  • Experience in managing and understanding of capital expenditures.
  • Your creativity. You’re able to skilfully combine tried-and-tested methods with innovative new solutions.
  • Your head for numbers. You can validate valuations and forward-looking financial projections.
  • Your communication skills as a Swedish native speaker, plus fluency in English.
  • Your education in a relevant university degree.
  • Attention to detail. In this role, you’ll be monitoring data, delinquencies and collection.
  • Your head for data. You’ll be able to digitize and track new data. You’ll have great analytical, financial and negotiating skills.
