Overview
The successful candidate will focus on supporting Pembroke’s investment and development activities in the Nordics. The Stockholm office oversees Pembroke’s Nordic portfolio of 200,000 square meters in Stockholm, Oslo, and Helsinki.

In Stockholm, Pembroke manages approximately 100,000 sqm, including the development of a major new 35,000 sqm building in the Stockholm CBD designed to be a high-quality headquarters building of world-class standards. Within its CBD portfolio, Pembroke plans to eventually manage approximately 80,000 sqm of office tenants and 20,000 sqm of retail tenants. The Stockholm office also manages the existing office portfolio in Oslo and Helsinki which is occupied as global and/or regional headquarters by a major financial institution. A development and refurbishment project totaling 22,000 sqm in Helsinki is also underway.

The successful Analyst will work closely with the asset management team and Pembroke’s leadership to support the development and execution of Pembroke’s Nordic strategy, assisting with the underwriting and structuring of investment, development, and asset management initiatives. Primary areas of responsibility will include financial modeling, market research, underwriting, portfolio analysis, investor reporting and presentations. The position is located in Stockholm and will report to Kristin Willerström, Regional Director.

Responsibilities

The role has four key areas of responsibility:

1. Analytics:
Assisting in complex lease and capital investment analysis, working with the asset management team to develop business plans, and providing ongoing support as projects move into execution/realization.

Participating in the feasibility study process(es) of development opportunities, working on a cross-functional basis and with 3rd party consultants.

Leading the quarterly valuation and performance process for the Nordic region, using Argus Enterprise and Excel, working with the asset management team to guide inputs, and reporting to Pembroke and investor stakeholders.

2. Research:
Providing investment market coverage, deal sourcing and underwriting of new acquisition opportunities, updating colleagues and leadership.

Undertaking regular market research across the Nordics through the assembly of market information and relevant forecasts, deal and lease comparable tracking and the monitoring of occupational and investment market trends.

3. Asset Management:
Asset oversight – participate in regular leasing and property management meetings for Nordic assets and work closely with property management teams and tenants, responding to questions / issues raised to ensure all assets are meeting Pembroke operating standards.

Lease execution and Administration – work with the Nordic Asset Manager to negotiate and execute lease transactions and periodically correspond with tenants upon occupancy.

Business Plan and Budgeting – collaborate with colleagues including the Property and Asset Management teams and Pembroke Finance to prepare annual budgets and business plans for review and consideration by senior management, whilst tracking performance against budget throughout the calendar year.

4. Governance
External appraisal oversight – liaising with external appraisers to ensure the accurate delivery of annual property valuations for all Pembroke Nordic assets

Investor Reporting – producing high-quality and clear outputs/recommendations on a regular and ad-hoc basis for review by executive and/or investor committees.

Information Technology – Collaborating with a global team to improve existing IT platforms and ensure critical Nordic asset management data is kept secure, up to date and organized for the teams use.

The successful Analyst will also be expected to be willing to travel to Helsinki and/or Oslo to support initiatives.

Qualifications and Experience

  • Bachelor’s degree (required) and 2+ years of related experience
  • A minimum of 1 years of post-graduation commercial real estate experience in a role(s) demonstrating strong analytical skills
  • Excellent written and verbal communication skills, as well as solid interpersonal skills
  • Very strong financial analysis, underwriting, and market research skills
  • Strong understanding of capital markets and real estate investment fundamentals
  • A highly motivated, collaborative, and flexible ‘team player’ attitude, with a self-starter disposition and ability to find solutions with minimal direction
  • Proficiency with Microsoft Office, including advanced modelling experience with Excel and excellent PowerPoint reporting skills.
  • Experience with property software (Yardi, Argus, VTS), and/or proven experience in learning new software applications
  • Fluent in Swedish and English required
  • Excellent prioritization skills and ability to work in a balanced way under pressure, to sometimes very tight deadlines
  • Flexibility to work extended hours whenever the need may arise
  • Detailed-oriented and organized with an appreciation of data integrity in underwriting and asset management
  • Independent work ethic but within a close-knit, cross-functional team
  • Entrepreneurial flair and a desire to be a “generalist”, reacting to new/unknown work demands at short notice, learning quickly and adapting accordingly.
